1. FOUNDATION - Poured concrete (300psi) with footings and damp proofing. 4" concrete cellar and garage floors.
2. FRAME LUMBER - Pressure treated sills, with fir. hemlock, or spruce framing lumber.
3. EXTERIOR SIDING - Sheathing covered with Tyvek* house wrap with Hardi Plank* maintenance free siding.
4. SUB FLOORS - 3/4 inch tongue and grooved OSB decking glued and screwed to floor joints.
5. ROOFING - Architectural style roof shingles over 15# felt paper w/ ridge vent & drip edge.
6. DOORS and WINDOWS - Therma Tru* Fiberglass doors with side lights. Superseal white vinyl Low E-Argon filled windows, includes inserts between glass and full screens. Elevation facing streets will have pediments on the windows and shutters.

7. EXTERIOR DECKS and PORCHES - Pressure Treated frame and vinyl railings will be used with Trex* decking. Privacy screens between 10x12 decks.

8. INSULATION - Per MA State code. Basement ceiling will be R19. House walls will be R15. First floor ceiling on end units and 2nd floor ceilings on Townhouse units will be R30.
9. INTERIOR WALLS AND CEILINGS - All walls and ceilings will be covered with 1/2" blueboard and skimmed with plaster. Walls will be smooth. Ceilings, closets and garage fire walls will be textured. Walls between units will 2 layers of blueboard to the roof with sound absorbing insulation.
10. INTERIOR FINISH - Doors will be 2 panel arched top style, 2 1/2" colonial casing will be used to trim all doors and windows. Base board will be 3 1/2". Closet shelves will be vinyl coated. Chair rail and wainscoting and crown molding will be installed in kitchen, dining room and living rooms where plans permit. Interior stairs leading to finished levels will have oak treads and railings. Attics to have access panel.
11. FLOORING - Kitchen, hall, foyer, dining room and living room will be select grade white oak. Bathrooms will be ceramic tile from samples. All others will be carpet from samples.
12. DECORATING - All exteriors will have Hardi Plank* no maintenance clapboard siding and painted trim. Interior walls will be painted with 2 coats of off white flat paint. Trim will be painted 2 coats of off white semi-gloss paint. Ceilings will be painted with one coat of ceiling white. Benjamin Moore* will be used.
13. HEATING and AIR CONDITIONING - Heating and air-conditioning will be forced air by Comfort Air*. All supply ducts in attics, exterior walls and basements will be insulated. All homes will have natural gas for heat and cooking. The 40-gallon hot water heater will be electric.
14. PLUMBING - All plumbing will be done in accordance with the MA plumbing code. Each unit will have (1) one piece 5' fiberglass tub and show unit and a 4' shower with seat. Washing machine connections will be supplied in the master bedrooms. All fixtures including pedestal sinks, lavs, or vanities will be white. Kitchen sink will be single bowl stainless steel. Kohler* fixtures will be used.
15. ELECTRICAL - Install 100 amp underground service. All work in accordance with MA wiring code. Includes front doorbells, 3 CATV jacks and 3 phone jacks. There will be a front light and one rear floodlight (to be supplied by builder) and one light in each garage where opener is located. Includes garage door opener. Includes 4 recessed lights in kitchen of one-level unit, 5 recessed lights in kitchen of townhouse unit; 2 recessed lights in the living room of both units. 2 recessed lights in the loft of townhouse unit. Includes wiring for electric dryer in master bath. Includes ceiling fan in living room and rough wiring in the master bedroom. (Rough wire and cap for additional fans is $100 per room, or $75 a fixture if your own electrician installs them.) Includes fan with light in bathrooms. Four porcelain light fixtures in the basement. Smoke and heat detectors provided as per code. Fixture allowance is $300.
16. CABINETS - Kitchen Cabinets and bathroom vanities are Aristocraft* chosen from samples. Kitchen counter tops are granite chosen from samples.

17. FIREPLACES - All units have natural gas fireplaces with colonial mantle and sides.

18. GARAGES - All units come with a single car garage. Additional garage, if available, may be purchased separately.
19. SPRINKLER - Fire sprinkler system is provided for all units.
20. APPLIANCES - General Electric* gas stoves, dishwashers, and microwaves will be provided, allowance is $1100. Stackable washer and electric dryer units and refrigerators to be provided by homeowner.
21. SECURITY SYSTEM - Motion sensors with keypad. Hookup service by homeowner.
22. GUTTERS - Aluminum gutters and downspouts connected to drywells will be installed.
23. LANDSCAPING - All disturbed areas to be landscaped and irrigation system installed according to a professional landscape plan.
24. DRIVES and WALKS - Driveways and walkways will be asphalt.
25. EXTRA WORK - Orders for extra work must be signed by buyer and builder and paid for prior to commencement of work.
